Landlords are now able to report a resident's debt to the big three (Trans Union, Equifax and Experian). You can report the tenant's debt quickly and easily, right ON-LINE (right thru this site) for one low flat fee of only $12.95. There are no additional registration or membership fees to use this service.

This service is important to help make sure that a debt actually ends up on tenant's credit report, whether you as a landlord formally evict a tenant or they just leave owing money. Even though thousands of landlords daily evict tenants and often get a court judgment against the former tenant for rent that was not paid, unpaid expenses, damages left behind, court costs, etc., the debt many times never ends up appearing on the tenant's credit report. And many tenants simply skip out owing money without a formal eviction and landlords often are just thankful the tenant is gone so they don't pursue trying to collect money from a tenant with no money. Thus, the tenant simply moves on to the next unsuspecting landlord, and they never feel motivated to go back and pay the money left owing their former landlord. However, thanks to the help of the service provided here, once the debt appears on the tenant's credit report, future landlords will be warned and equally important, the tenant may be much more motivated to pay off the old debt to clean up their credit report (and pay you!) if they are trying to rent or buy a house in the future.

Also, the law requires that the consumers be notified anytime before, or within 30 days after, you report a derogatory to a Credit Reporting Agency in substantially the following words: "You are hereby notified that a negative credit report reflecting on your credit record may be submitted to a credit reporting agency if you fail to fulfill the terms of your credit/rental obligations." Only one notification to the consumer is necessary.
