The
Eviction Reports, available through MrLandlord.com, access some of
the most complete eviction information from one
of the nation's largest data collection networks in the country.
The Eviction reports offered here are inexpensive and are a great
tool for discovering if prospective applicants have been served and
sued by previous landlords for not paying their rent. The eviction
reports can provide prior tenant eviction cases filed, which may
include address of case, date filed, plaintiff name, outcome of case
(i.e. judgment information). Eviction reports may also include "non-monetary" judgments
that are not normally reported to the credit bureaus. Some residents
may have a decent credit report and FICO score, (they may even seem
like "nice" people), however, it's also important to see
if their is any eviction report on file for them. Not convinced yet

More than three-fourths of all eviction hearings will not appear
on a resident's credit report. In addition, it normally takes
over 90
days (more than three months) from an initial filing for eviction
for it to even appear on a credit report, if it ever does.
The vast majority
of eviction filings never even make it on the resident's credit report
because the eviction was stopped, the resident paid after they were
served by the court but before a judgment was ordered. As you can
see, these are just some of the reasons why most eviction hearings
never
appear on the resident's credit report. Therefore, if you are relying
only on the credit report to make your screening decision, you may
be missing vital information to identify potential deadbeats.
Our
screening recommendation is to request a COMBINED REPORT on all prospective
residents. We are excited to announce that a COMBINED REPORT is now

both a credit report, FICO score PLUS an eviction report. When you
order a COMBINED report for an applicant, the eviction report only
costs you five bucks over the already low-cost credit check report.
The cost of the COMBINED report is only $14.95. For a more comprehensive
report, we also have the Deluxe Report for only $19.95. The Deluxe
Report includes credit reports from 2 bureaus (TransUnion & Experian)
with a Fico Score and an Eviction Report.
NOTE: Please fill in the information below if you've never used the
mrlandlord.com online tenant screening service for credit checks. We
will need to set you up in the system and issue a user ID and password
before you can start using the service. (Current users of the tenant
screening service can access the new Eviction Report options by logging
in on the credit report page)
For landlords that just want to order Eviction Reports Only and not
use any of the other credit check services, we still need you to fax
in the completed signed service
agreement to use this service. Again,
if you plan to use the Eviction Reports ONLY, you will not need to
send in supporting documents as required by the credit reporting agencies.

agreement forms, a follow up email will be sent (within
the next business day) with your username and password along with instructions
on how to access this service! You will then enter through the Credit
Check Login page of this site whenever you wish to request an Eviction
report or COMBINED Report on any applicant. Remember - Some residents
may have a decent credit report and FICO score, (they may even seem
like "nice" people), however, it's also important to see
if their is any eviction report on file for them. We therefore highly

resident.
